Location & Driving Directions

Situated on Fish Hill (A44), 2 miles west of Broadway village. Clean access from London, Birmingham, and Oxford.

From the North (M5 / Birmingham)

Exit the M5 at Junction 6; follow the A4538 towards Evesham. Join the A44 southbound bypassing Evesham via the A46. Take the first exit onto A44 Broadway Road. Continue past Broadway ascending Fish Hill. As the road bends sharply left, turn left into the marked Farncombe Estate private road. Follow the road taking the left fork directly to The Fish Hotel car park.

From the South (M40 / London)

Exit the M40 at Junction 8 onto the A40 toward Oxford/Cheltenham. At Headington roundabout take the 3rd exit; at Wolvercote roundabout take the 4th exit onto A44 toward Woodstock. Pass through Chipping Norton to Moreton-in-Marsh. Continue on A44 towards Evesham. After ~7 miles pass Broadway Tower turn-off; after 0.5 miles turn right into Farncombe Estate. Take the left fork up the hill to The Fish.

Our nearest rail station is Moreton-in-Marsh, located approximately 15 minutes away by taxi. Great Western Railway (GWR) operates direct services between London Paddington and Moreton-in-Marsh (approx. 90 minutes journey time). Yes! Well-behaved dogs aged 1 year or older are welcome in designated dog-friendly rooms, suites, two Hideaway Huts, one Treehouse, and The Hoot (£30 per dog, per night). We provide a plush dog bed, food/water bowls, a towel, and artisan dog treats in your room. Dogs are welcome to join you for drinks and dining in The Bar and Lounges, but are not permitted inside the main Hook dining room.

Breakfast is served daily in Hook restaurant from 7:30am to 10:30am, featuring a full Cotswold cooked breakfast, fresh pastries, fruits, and artisan teas and coffees. For guests staying at The Hoot self-catering property, breakfast in Hook is served exclusively between 7:30am and 8:30am.

No. The Fish Hotel does not have an onsite spa facility. Due to intimate capacity limits, Fish guests are not permitted to use the spa at sister hotel Dormy House. Instead, The Fish is designed as a pure nature retreat, featuring private outdoor hot tubs in our shepherd huts and heated twin outdoor bathtubs in our treehouses.

The hotel generally enforces a 2-night minimum stay policy over weekends (Friday and Saturday nights). However, single weekend nights occasionally open up dynamically on our official online booking engine when schedule gaps arise.

Our Treehouses accommodate a maximum of 2 adults and 2 children (under 12 years) in the partitioned bunk room. Due to space and bed configurations, Treehouses cannot accommodate 3 or 4 adults under any circumstances.

Topography & Layout

The hotel is nestled into a Cotswold hillside. There are no guest bedrooms located inside the central Lodge building; all rooms, suites, huts, and treehouses are situated in external buildings or hillside paths.

Parking & Step-Free Access

Designated accessible parking bays are situated directly outside the main entrance to The Lodge. A gentle ramp leads into the main entrance, providing step-free navigation throughout the interior of The Lodge and exterior dining terraces. An alternate side entrance is available on request to bypass the ramp completely. Complete step-free access into The Conservatory is available via the Bar.

24/7 Estate Buggy Assistance

Hotel golf buggies and transport assistance are on call 24 hours a day via reception to comfortably shuttle guests with limited mobility between accommodation units, The Lodge, and the car park.

Dedicated Accessible Bedroom (Room 20)

Our dedicated ground-floor accessible bedroom (Room 20) features step-free entry with a dedicated vehicle parking bay immediately outside. Fitted with a lowered toilet, grab handrails in the bath, lower washbasin, lowered wardrobe safe, and adjustable pull-down clothes hanging rails. Shower seats and non-slip bath mats are provided on request.

Assistance Dogs & Special Services

Assistance dogs are warmly welcomed throughout all hotel areas, including Hook restaurant, free of charge. Feather-free synthetic hypoallergenic bedding is available on request. An accessible public restroom in The Lodge features lower-level sanitary ware, support handrails, and an emergency assistance pull-cord.
